How can you break the ice with the lead that said “No” before? And how can you not feel awkward about “bugging” them.

First of all adopt the mindset that you are not “bugging” them you’re “helping them”


Situations change for owners. It may have not been the right time for them to sign up for one reason or another. If you are checking in with them a few times a year chances are you will be the one they sign with when they are ready just because how convenient you’ve made it for them.


Here are some talk tracks that have worked for me over the years:



“Hello this is _______ calling from _______. You spoke with us previously about vacation rental management but the timing wasn’t right for you to sign up. You asked that we check back from time to time just in case things changed for you.”



This is a good approach because we position ourselves as helpful. And most people won't remember they didn’t say that and appreciate the follow up.



“Hello _______, this is _________ calling from________. You’ve spoken to us previously about renting your home and as we are experiencing a record breaking number of reservation requests I was wondering if now is a better time for you to consider renting with us.”



“Hello ______, this is calling from_________. You’ve spoken to us previously about renting your property. The pent up demand for vacation rentals due to covid has put some of our potential guests on our waitlists for an available reservation. Is now a better time to talk about renting?”



“Hello ______, this is calling from_________. You’ve spoken to us previously about renting your property. We are reaching out to owners that decided it wasn’t the right time for us to manage their property to let them know about the historic surge in bookings due to travel resuming is upon us. We don’t want anyone to miss out on this timing opportunity. Do you have a minute?”



“Hello ______, this is calling from_________. You’ve spoken to us previously about renting your property. Did you know there is massive demand for vacation rentals right now and nightly rates are high due to the demand and owners of vacation properties are making a killing?!”



“Hello ______, this is calling from_________. You’ve spoken to us previously about renting your property. Wondering if you’d consider us filling up your calendar with some bookings, we are experiencing extremely high demand for reservations.”



“Hello ______, this is calling from_________. You’ve spoken to us previously about renting your property. (Freestyle, your pitch here)
